A room converted into a home office almost always has a different heat load profile than the bedroom it used to be, because a home office typically runs computers, monitors, and other equipment generating heat all day, along with longer occupied hours than a bedroom ever saw. We calculate load based on the room's actual square footage, insulation, window area and orientation, and equipment heat gain — not a generic BTU-per-square-foot estimate — because an office over a garage with a west-facing window needs meaningfully more capacity than the same square footage on the shaded north side of the house.

Single-zone is the right call for most home office installs, since it's one room needing independent control. Where a homeowner wants to cover both a home office and an adjoining bonus room or loft space, a multi-zone outdoor unit lets both spaces run on separate thermostats from one condenser. The inverter-driven compressor in either configuration modulates output continuously rather than turning fully on and off, which is what keeps the office within a degree of setpoint during a video call instead of cycling and producing an audible compressor start-up every few minutes.

Line-set routing in a two-story Chandler tract home usually means running copper from an attic space or through an exterior wall down to the ground-level condenser location. Where the run has to cross attic space — common for a second-story office — that copper needs thick, continuous closed-cell insulation, because an uninsulated suction line sitting in 150°F attic air for the length of a Chandler summer will bleed capacity before the refrigerant ever reaches the indoor coil. Electrical work for a mini split is more contained than a full system swap, but it still needs a dedicated circuit sized to the outdoor unit's nameplate rating and a disconnect mounted within sight of the condenser, both installed to current code and inspected by the Town of Chandler. Condensate handling deserves attention in a converted home office because these rooms often sit over finished space below. A wall-mounted head positioned on an exterior wall can usually drain by gravity straight outside, but a head on an interior wall or in a loft above living space typically needs a small condensate pump to move water to an appropriate drain point, and we test that drainage under load before calling the job finished, not just at idle.
